A $99 sign-up fee can quickly turn into a $500 bill by closing as expensive add-ons keep piling up. Many Flat Fee MLS companies advertise a low upfront price and then add fees for listing changes, open houses, yard signs, or a percentage of the sale price at closing. This makes the upfront fee just one part of the real estate transaction.
Flat Fee MLS plans generally fall into two pricing models: fixed-fee plans and plans that combine an upfront charge with a closing fee. Sellers who compare plans shouldn’t focus on the upfront cost, but on the total cost they’ll pay when the house sells.
Houzeo is one of the more established Flat Fee MLS names in the industry that has helped sellers list homes on the MLS since 2017. This review focuses on Houzeo’s pure Flat Fee MLS plan, i.e., its Bronze plan, priced at $399 with no percentage-based commission due at closing.
What’s Actually Included in Houzeo’s Bronze Plan
The Bronze plan gives sellers Houzeo’s core Flat Fee MLS listing service. Priced at $399 with $0 due at closing, the listing runs for six months and includes 25 photos, syndication to Zillow, Trulia, Realtor.com, Redfin, and more than 100 other real estate sites. The price also covers 10 listing changes, three open house postings, and a yard sign for $49. Houzeo refunds that fee if the seller sends a selfie with the sign.
Two tools are built into the plan. Houzeo IntelliList manages the listing paperwork from start to finish, so a seller can handle it without an agent. The system walks sellers through pricing, property description, and photo uploads, and automatically assigns paperwork specific to the property type and MLS. It also auto-fills forms using public property records and lets sellers request MLS changes directly from the platform or the mobile app.
Houzeo Showings works the same way. Sellers set up a showing calendar, approve or decline requests, and track upcoming appointments directly through the platform, without routing everything through an agent.
With the Bronze plan, Houzeo also offers sellers federal and state-specific seller disclosures, assigned based on the MLS the property will be listed on.
Bronze is one of four Houzeo plans. The Silver, Gold, and Platinum tiers cost more but add features and varying levels of broker support.
- Bronze: $399, $0 at closing: 6-month MLS listing, full syndication, online listing tools, and showings management for the do-it-yourself seller.
- Silver: $449 + 0.5% at closing: Adds maximum photos, unlimited listing changes, unlimited open houses, and the Houzeo mobile app.
- Gold: $479 + 1% at closing: Adds licensed broker assistance, contract review, an offer comparison dashboard, a Sellability Report, and personal concierge.
- Platinum: $499 + 1.25% at closing: Adds virtual full-service support with a licensed broker, including offer negotiation, inspection and repair response, appraisal review, and closing document review, plus a 12-month listing and rush service.
How Other Flat Fee MLS Plans Compare to the Bronze Plan
Beycome, Brokerless, Homecoin, and List With Freedom are four other providers in the Flat Fee MLS space. Here’s how their plans stack up against Houzeo in terms of price, listing terms, and what’s included.
- Beycome: Starts at $99 and includes a 24-month listing with unlimited listing changes. Professional photography, a yard sign, and a lockbox cost extra on the Basic plan.
- Brokerless: Plans range from $99 to $188. Listing terms run for 6 to 12 months, depending on the tier. Lower-priced plans include fewer photos, while higher tiers include more photos and open-house support.
- Homecoin: Costs $149 and includes a 12-month listing, 10 listing changes, a yard sign, showing management, call forwarding, and disclosures. Professional photography costs extra.
- List With Freedom: The Gold plan costs $89 upfront but adds 0.5% at closing. On a $400,000 sale, that 0.5% works out to $2,000, on top of the $89 sign-up fee. A seller comparing plans based on sign-up price alone would miss the added cost.
Sign-up prices across these four range from $89 to $399. What separates them is what happens at closing. Beycome, Brokerless, and Homecoin all charge nothing at closing, just like Houzeo. List With Freedom is the outlier, since its lowest sign-up price ends up costing the most once the closing percentage is added.
Pros and Cons of Using Houzeo
Pros
- The Bronze plan costs a flat $399, with nothing due at closing.
- MLS listing syndicates to Zillow, Trulia, Realtor.com, Redfin, and more than 100 other real estate sites.
- The platform is easy to navigate, with step-by-step guides, tutorials, and a mobile app.
- Houzeo has a 4.8-star rating on Trustpilot, based on 3,615 reviews, and a 4.9-star rating on Google, based on 1,828 reviews.
- Four plans offer flexibility; sellers pay only for the level of support they need.
Cons
- The Bronze plan caps out at 10 listing changes and three open houses, which can run out fast on a slow-moving listing.
- Sellers on the Bronze plan handle their own pricing and negotiation strategy. Flat fee real estate brokers will only get the listing on the local MLS and won’t offer additional services.
- Bronze runs on a six-month listing term, and the fee is non-refundable once the listing goes live, even if the home doesn’t sell in that window.
- Silver and Gold plans don’t include call forwarding, so buyer inquiries go to the listing broker first rather than being forwarded to the seller.
- MLS access and local support vary by region, with lighter coverage in some markets.
What Houzeo’s Customer Reviews Reveal
Houzeo holds a 4.8-star rating on Trustpilot from more than 3,600 reviews, with 95% landing at five stars. Google reviews show a similar pattern, with more than 1,800 reviews averaging 4.9 stars. Independent aggregators, such as Clever Real Estate and Real Estate Bees, rate Houzeo’s customer satisfaction between 4.7 and 4.9 stars based on thousands of reviews.
Houzeo’s feedback is largely positive. Sellers most often praise its customer support, technology, listing speed, paperwork, and cost savings. Customer support accounts for 1,245 reviews with an average rating of 4.91, while technology has the highest average rating at 4.93 across 514 reviews. Sellers also cite savings ranging from thousands of dollars on individual sales to $25,000 across multiple transactions.
However, some sellers on Trustpilot and Reddit say they were not proactively notified when their six-month MLS listing expired. Others note that support staff cannot provide pricing or negotiation advice because those services require licensed professionals. Bronze does not include licensed broker assistance, which is available with Houzeo’s higher-tier plans.
Is the Bronze Plan a Smart Choice?
Most sellers who choose a Flat Fee MLS service want two things: MLS exposure without a traditional listing commission and a clear idea of what they’ll pay upfront. That’s where the Bronze plan comes in.
At $399 with nothing owed at closing, the price a seller agrees to at signup is the price they pay when the home sells. Plans that advertise a low upfront fee and add a percentage-based charge at closing rarely offer that same certainty.
Customer reviews back this up. Thousands of sellers cite savings, responsive support, and easy-to-use technology as reasons they’d recommend Houzeo.
The Bronze plan suits sellers who want to manage their own listing while keeping costs predictable. Houzeo’s higher-tier plans are for sellers who want more hands-on support. For a seller focused on MLS exposure at a flat, predictable price, the Bronze plan is indeed a smart choice.
